While the pool is open, the Clubhouse (but not the kitchen area) is available to adults and families visiting the pool. At no time will anyone under the age of 18 be permitted in the Clubhouse without their parent or guardian present for the duration. To reduce water and chlorine loss, the spray park is operated only upon request. If you would like to use the spray park and it is not currently turned on, please ask one of the Club Attendants and they will turn it on for you.

The Lake is a “catch and release lake”. Residents may fish in the lake but are bound to release any fish caught back into the lake.

The monthly fee each homeowner pays covers the costs of maintaining all of the commonly-owned areas, including roads, parking areas, walking trails, guardhouse, operations office, pole barn area, clubhouse, pool and spray park, lake, ponds, gazebo, tennis courts, basketball court, playgrounds, benches, storm water facilities, and all other areas within the community not owned privately (such as the lakeside area). It also covers liability and property insurance, security services, lake management costs and other necessary services.

In addition to these costs, they set aside part of the fees to insure there is money available to fund the repair and/or replace equipment and structures when needed. Event costs such as the Fall Festival, Kids Holiday Party, and other events are paid, in part, from fees, as are the cost of mailings, the website, other communication methods, security cameras, outside accounting, engineering and legal. The fee also covers the contract management fee paid to Pocono Management Associates for the costs it incurs in connection with managing the community. These costs include their personnel costs (salaries, benefits, insurance, taxes) for administration, accounting, pool attendants, security, auto expenses, utilities for the office and pole barn expenses, insurance for management and personnel, etc. (costs a regular business incurs).

Finally, the monthly fee includes the separate contract charges by PMA specifically for maintaining the common areas. This includes Spring cleanup, mowing and trimming, maintaining storm water facilities (for example, the storm water detention basins), mulching and seasonal plantings of common areas, and fall leaf removal. It also includes maintaining the community walking trails, roadside mowing and exterior amenity maintenance, trimming/pruning and in the winter, snow plowing and de-icing roads and common areas.
